Planning Permission in Wilmslow & Alderley Edge: Navigating Conservation Areas

Wilmslow and Alderley Edge are characterised by large detached homes in spacious plots. It is why people move here. However, specifically to preserve this character, Cheshire East Council enforces strict planning policies, particularly in Conservation Areas.

The "Plot Ratio" Trap

In areas like Alderley Edge, you cannot simply fill the garden with a mega-mansion. Planners look closely at the ratio of built footprint to green space. If you extend too far, you risk "overdevelopment of the plot," which is a common reason for refusal locally.

Tree Preservation Orders (TPOs)

The leafy avenues of Wilmslow are protected. Many mature trees have TPOs. You cannot chop them down to build an extension, and you often cannot dig foundations within their "Root Protection Area" (RPA). Always check the TPO register before bidding on a plot with large trees.

Teardown vs. Renovation

It is becoming increasingly common to buy a 1950s/60s house in Wilmslow and knock it down to build a modern eco-home. While often permitted, VAT rules differ. Renovations attract 20% VAT; new builds are 0% VAT. This 20% saving can be the difference between profit and loss, but getting the demolition approved requires proving the new building enhances the street scene.
